Standing Seam: Hidden Fasteners, Nothing to Leak

Why the hidden fastener matters so much

On an exposed fastener roof, every screw goes through the face of the panel and seals against a rubber washer. Those washers are the weak point — they dry out, shrink, and eventually let water past. A large roof can have several thousand of them.

Standing seam has none of that on the surface. The clips sit under the seam, the panel is free to expand and contract as it heats and cools, and there is no gasket sitting in the sun waiting to fail.

What it costs in Jacksonville

Standing seam is the most expensive residential roof we install, typically running well above architectural shingle for the same house. What you are buying is a roof that will very likely outlast your ownership of the property and never need a fastener service call.

We quote it against a shingle option on the same house so you can see both numbers side by side rather than guessing.

How long does a standing seam roof actually last?

Fifty years is a reasonable planning number in this climate, and many go longer. The coating usually shows its age before the metal does.

Can you install it over my existing shingles?

Sometimes, if the decking underneath is sound and local code allows it. We check the decking before quoting, because going over a soft deck just hides a problem you will pay for later.
