What you are paying for
Appearance, mostly, and we will be direct about that. A luxury shingle is thicker and heavier than architectural and carries a slightly better wind rating, but the meaningful difference is how the roof looks. On a home where the roof is a large part of the elevation, that can be worth a great deal.
Where it pays for itself
Historic districts and neighborhoods where a flat roof line would look wrong on the house. Homes with steep, highly visible roof planes. Properties where resale appearance matters and the roof is the first thing a buyer sees from the street.
